Upon the death of Mrs. Hall’s husband, she funded a revocable trust with all of her assets; this trust included her home and a one-half interest in her family’s ranch in far West Texas.  She named Broadway Bank as the corporate trustee. At first, Broadway just paid the utilities, taxes and property insurance for Mrs. Hall. When a hail storm damaged her roof, Broadway filed the insurance claim, met the adjustor and the roofing companies to get bids.  Mrs. Hall was pleased that she was constantly consulted during the process and that Broadway inspected the work of the roofing contractors for her.  Gradually, Broadway took on additional responsibilities such as supervision of the yard and maintenance/repair items.  When Mrs. Hall fell and broke her hip, Broadway worked with her medical case manager to make the necessary ADA modifications to her bathroom so that she could and did safely return home after rehabilitation.  Broadway continued to tailor their real estate services to her needs as the grazing and hunting lease on the family ranch expired. Working with the other one-half owner, a new tenant was identified and a new lease was negotiated.  When Mrs. Hall suffered a heart attack, her family realized that she would not be able to safely return home this time.  Broadway assisted Mrs. Hall and her family with the sale of the house. This included overseeing necessary repairs to make the house ready for market. Once a realtor was selected, a listing price determined and the property listed for sale, Broadway worked with the realtor and buyer to successfully handle the sale of the property.  Broadway Bank assisted Mrs. Hall and her family in managing her home and ranch at each stage, working efficiently and effectively to protect the real estate in Mrs. Hall’s estate.
